Signs you need a chemical overhaul
If you've already done a chemical wash and the problem came back, or your unit is in any of these states, an overhaul is the right move.
Leaks even after chemical wash
If the drainage is still backing up after a chemical wash, the bio-jelly is hardened deep inside. Only full disassembly clears it.
Mould keeps coming back
Mould trapped in the rear of the heat exchanger and casing seams can't be reached without removing the whole unit. Overhaul is the only fix.
Weak cooling despite gas top-up
If gas levels are fine but cooling is still poor, the coil is so clogged that airflow is choked off. Overhaul restores it.
Unit is 5+ years old
Old units that have never had an overhaul accumulate years of compacted grime. A single overhaul can extend life by several years.

1Cover the area below the aircon
Floor sheets and furniture protection go down first. We treat your home like our own.
2Test the unit before disconnecting
Power on, check airflow, listen for noises and document any pre-existing issues, so we know exactly what we're dealing with.
3Overhaul stepDisconnect the unit
Refrigerant pumped down to the outdoor compressor, electrical isolated. Done correctly so no gas is wasted.
4Dismantle the covers
Front cover, swing flap and filter housing carefully removed.
5Overhaul stepFully remove fan coil from wall
The complete fan coil unit comes off the bracket and out of the room. This is what makes it an overhaul.
6Take out water tray and blowe
The drainage tray and fan roller (blower wheel) are separated from the main unit.
7Overhaul stepMove everything to wash area
All parts taken to a designated wash location, usually a balcony or service yard, where we can work cleanly.

How much does an aircon chemical overhaul cost in Singapore?

What's the difference between a chemical wash and a chemical overhaul?
A chemical wash is done with the fan coil still mounted on the wall: chemical is applied to the coil and rinsed. A chemical overhaul takes it further: the entire fan coil is dismantled and removed from the wall, then every individual component (coil, blower wheel, water tray, casing) is chemical-washed and pressure-jet rinsed separately. Overhaul is the deepest clean possible without replacing the unit.
When do I need an overhaul instead of just a wash?
You need an overhaul when a chemical wash won't fix the problem. Common signs: persistent water leaks even after a chemical wash, severe blockage in the drainage system, coils visibly clogged with hardened jelly, units 5+ years old that have never been deep cleaned, or aircons that no longer cool properly despite gas being topped up. If a chemical wash didn't solve it, an overhaul almost certainly will.
Is the free gas top-up really free?
Yes. If your aircon needs a gas top-up after reinstallation, we include it at no extra cost. This is part of the overhaul package because removing and reinstalling the fan coil sometimes results in slight refrigerant loss. We won't surprise you with a separate gas charge at the end.
Is the free gas top-up really free?
A chemical overhaul takes around 45 to 60 minutes per fan coil unit. The time is mostly the disassembly, washing, drying and reinstallation. For a 3-unit HDB, plan for roughly half a day.
Will removing the fan coil damage my wall?
No. Our technicians dismount the fan coil carefully without damaging the mounting bracket or wall. We also re-secure everything properly when reinstalling. If your unit was poorly installed originally, we may even fix bracket alignment as part of the work, at no extra cost.
How often should I do a chemical overhaul?
Most homes don't need one regularly. We recommend a chemical overhaul once every 3 to 5 years for heavily used units, or whenever a chemical wash doesn't solve a persistent issue like leaks, smell or weak cooling. With proper quarterly servicing, many units never need an overhaul at all.
Can I do an overhaul instead of replacing my old aircon?
Often yes. A chemical overhaul on a 7 to 10 year old unit can restore performance to near-new and extend its life by several years, for a fraction of the cost of a new install. We'll inspect first and tell you honestly whether overhaul makes sense or replacement is the better long-term call.
Will you push me to do an overhaul if I don't need it?
