1Cover the area below the aircon

2Test the unit before we start
We power on, check airflow, listen for noises and identify any pre-existing issues.
3Dismantle the covers
Front cover, swing flap and filter housing carefully removed. We know the right clip placement for every brand.
4Take out the water tray
The drainage tray is removed and inspected. This is where most "smelly aircon" problems start
5Remove the blower
The fan roller (blower wheel) comes out. This step alone is what most "cheap servicing" companies skip entirely.

How much does an aircon chemical wash cost in Singapore?
At Lion City Aircon, an aircon chemical wash is a flat $80 per fan coil unit (excluding 9% GST). The price already includes a full general service plus chemical treatment. You don't need to pay separately for both. So if you have 3 fan coil units, total = $240 + GST.
When do I actually need a chemical wash?
Only when there's a real symptom. Telltale signs: a musty or sour smell from the aircon, water dripping from the unit, weak or warm airflow despite a clean filter, visible black mould around the vents, or a unit that hasn't been deep-cleaned in over 12 months. If the unit is just dusty, a regular general service is enough.
What's the difference between a general service and a chemical wash?
General servicing is the routine clean: dismantle, jet-wash and reassemble. A chemical wash adds one extra step: a chemical solution applied to the fan coil to break down deeper grime, mould and bacteria that water alone cannot remove. So a chemical wash is essentially a general service plus the chemical treatment, all in one visit.
Will the chemical damage my aircon?
No. We use specialised aircon-grade chemical agents designed for fan coils. Applied properly and rinsed thoroughly with a high-pressure jet, the unit comes out cleaner and works better. Damage usually only happens with cheap, unrated chemicals or sloppy rinsing, neither of which we do.
Do I need a chemical wash on top of my regular servicing?
No. A chemical wash already includes everything a general service does. If you book a chemical wash, that visit replaces a normal servicing visit. We will not charge you for both on the same unit.
How often should I do a chemical wash?
We don't recommend chemical wash on a fixed schedule. Most homes only need it when symptoms show up, typically once every 12 to 24 months at most. Some companies push it every visit; we don't, because regular quarterly general servicing prevents the buildup that requires a chemical wash in the first place.
Does the chemical wash include the outdoor compressor?
No. This service covers the indoor fan coil only. Chemical washing of the outdoor condenser unit (compressor) is a separate service and is priced differently. WhatsApp us if you'd like a quote that includes both.
How long does an aircon chemical wash take?
A chemical wash takes around 30 to 40 minutes per fan coil unit, depending on the model and how dirty it is. Plan for about 90 minutes for a 3-unit HDB. We don't rush, but we don't waste your time either.
Will you push me to do chemical wash if I don't need it?
